The local area:

Dazzling 2 bedroom Victorian terraced house on a quiet, no-through road in Leyton (Central Line) which is one stop to Stratford for the Olympic Village or 15 minutes to Liverpool Street or Canary Wharf.

The house and garden:

We have done lots of decorative upgrades on the house since we bought it, to turn it into our own little haven/art-gallery. If you want to know what they are, read on. If not, scroll to the bottom of the page for the rooms’ dimensions!

The house has lots of period features (cornicing, ceiling roses, stripped doors etc), double-glazing throughout and gas central heating with dark wooden flooring downstairs and light wooden flooring in the master bedroom. The rest of the house has neutral carpets (stairs, landing and second bedroom) and tiled floors (kitchen and bathroom).

Stepping through the front door, you’ll find a bright hallway with original cornice and plaster mouldings, a lovely dark wood floor and a stripped pine door to the open plan lounge/dining room. The living space is painted mainly white with accented chimney breasts and yet more pretty period features; a bay window and the original cornicing and ceiling rose.
The dining room has space for a table with six chairs (you can even extend it to eight if you have lots of friends) with room for bookcases in the recesses on either side of the chimney breast. It also has a window out to the lean-to conservatory that lets in lots of light. Hidden away is an under-stair cupboard where the shoes live alongside all those other bits and bobs that you keep hidden away.

At the back of the house is the fitted kitchen, which was redesigned last December with modern black tiles on the walls, a stylish slate floor, chrome finished switches, halogen lights and all the other modern touches you’d expect. There’s lots of cupboard space for all your pots and pans, as well as a fitted oven and hob (with a silver extractor fan above) and space for a freestanding fridge/freezer.

A pretty door leads out to the lean-to where you can house the washing machine & tumble dryer. Another door leads out to the garden, which was landscaped last summer and is a lovely escape from the hustle and bustle of London life; an ideal city garden. You’ll find a gravelled barbeque area to your right, a deck for your table & chairs at the far end and we even have space for a herb-filled beer-barrel and a very cute arbour. There’s also plenty of space in the shed for all your gardening and home tools too.

Back inside, the carpeted stairs lead to a half landing and a step up to the large, bright family bathroom. The big frosted window lets in lots of light and two fitted cupboards provide plenty of storage for your towels and cosmetics. It also has a bath with electric shower, a WC and sink. The walls are part-tiled (around the bath and sink) and painted in a calming light green everywhere else. Best of all, there’s a proper radiator so it’s lovely and warm when the weather becomes chilly and has a gorgeous stripped pine door with stained glass panes.

The master bedroom (or boudoir?) has two large windows, light wooden flooring and end-to-end ceiling-height fitted wardrobes along one wall. There is also space for additional wardrobes, cupboards, drawers etc if you need it in the recesses on either side of the chimney breast.

The second bedroom, painted in a calming green, comfortably holds a large double bed with plenty of walking and wardrobe space, and also overlooks the back garden.

There is also a loft which runs the length of the house with access via a drop down integrated ladder, and has power plugs galore, lighting and carpet laid. We use it to store boxes and suitcases although the next-door neighbours have converted theirs into a third bedroom so there’s always the option to do the same.

Nearby parks include the lovely, leafy Coronation Gardens and Abbots Park, with a popular childrens’ play area and public tennis courts. The house is also moments away from the Score Centre, a great local leisure facility with classes from yoga to basketball and a quite enormous sports field and Leyton Leisure Lagoon with its cool water slide. Local education facilities include Nappy Gang Nursery, Dawlish Primary School and George Mitchell Secondary School.
